REALIZE the Possibilities. DESIGN Your Reality. INFLUENCE Your Life & Community.
An addition, home renovation or new construction costs A LOT of money. And it’s really easy to BLOW YOUR BUDGET if you aren’t careful and follow a strict plan. We understand you’re making a huge investment into your life and community, and architectural design will provide you with the best opportunity stay with your budgetary constraints.
When you decide you’re going to undertake an addition, renovation or new construction, you have a budget in mind. You’ve probably done some research, know a couple finishes you want but until you get a ‘ballpark’ estimate from a general contractor, you don’t have a figure for the total cost of the project.
That’s where a residential architecture firm, like JP Architects, Ltd. comes in.
As we stated in the first article of our Residential Matters series, the first step of our process is a complimentary meeting with you at your property where we listen to your vision, take notes and discuss what’s possible by giving advice and design suggestions.
NOW onto STEP 2! Developing the schematic design.
What does the schematic design allow you do? GET YOUR ‘BALLPARK’ ESTIMATE AND CONTRACTOR BIDS AS SOON AS POSSIBLE SO YOU CAN KEEP THE PROJECT IN LINE WITH YOUR BUDGET AND MAKE ADJUSTMENTS EARLY ON IN THE PROCESS, IF NECESSARY.
From the schematic designs, the contractor will be able to understand the scope of the project and give a more accurate estimate. The schematic designs account for size of rooms or addition and layout of space – allowing your contractor to understand basic material costs for construction.
An added bonus, beyond staying within your budgetary constraints? You’ll gain confidence in your choice to invest in your life and community as you visually see it come to life.
Some helpful advice:
Our Principal Architect, Jose R. Pareja, often tells our homeowner clients – “You can spend $30,000 on a kitchen or $10,000”
At the end of the day, staying on budget for a renovation or addition heavily depends on the finishes you choose. The price of structural items (wood, drywall, etc.) are what they are. You could find a little savings on labor, which is why you should get more than one bid. But finishes, that’s where you’re going to find the most savings. SO shop around and spend wisely.
