The programming phase in architecture is an essential early stage of the design process where we gather information to understand the project’s goals, requirements, and challenges. The programming phase is critical because it helps confirm the project’s direction, reduces the risk of costly or disruptive design changes later, and ensures that the architect’s vision aligns with the client’s needs.
The Schematic Design phase is the first design phase following confirmation of the program. During this phase, we will translate the project goals and requirements identified in the program phase into concept designs. Ideas for the building will begin to take shape visually and spatially, including floor plan development and preliminary concepts for building elevations and building skin types.
During Design Development, the design concepts are refined and developed into detailed plans, bridging the gap between the broad ideas of the Schematic Design phase and technical construction details that will be developed in the next phase. The goal of the Design Development phase is to finalize all design decisions on key aspects of the building, including materials, systems and functionality.
The Construction Documents phase is the most detailed and technical stage of the design process. During this phase, we will create a comprehensive set of drawings and technical specifications that will be used by the builders to bid and construct the project. At the conclusion of this phase, the project will be ready for permitting review and approval by authorities having jurisdiction and bidding to General Contractors interested in building the project.
Effective Construction Administration requires a collaborative approach that taps into the expertise of all the professionals on the team. During the Construction phase, JP Architects will lend support to the execution of the work and a serve as a liaison between builders and School Board members, ensuring construction runs smoothly, efficiently and in the best interest of the project.
