A Study Turned Project...Basement Renovation to Support Expanded Space and Re-Stationing of a National Guard UnitJP Architects, Ltd. was selected as the architect of record for a 20,000sqft basement renovation at the Urbana Readiness Center.
We conducted multiple site visits to determine how to best utilize the available space. From these visits, we found adjacent areas within the building that could be used to make the program function more efficiently for the Department of Military Affairs and the National Guard Unit. JP Architects, Ltd. drafted 3 different design options for the Department of Military Affairs to select from. Each design option provided the Department of Military Affairs with new secure storage space, vault that adhered to Federal regulations, classrooms and office space, new locker rooms, furniture, fixture and equipment selection and associated MEP+FP systems.
The Department of Military Affairs selected their preferred design, and JP Architects, Ltd. and our team put together construction documents. We managed the entire procurement process and provided construction administration throughout construction. We were onsite monthly to produce field reports and participated in weekly conference calls to ensure all questions / concerns were addressed. Ultimately, this project reached substantial completion and close-out and was under budget. The Capital Development Board, Department of Military Affairs, Contractor and JP Architects, Ltd. were all happy with the outcome.
Discovering design efficiencies and utilizing adjacent spaces resulted in a more functional program and an on-budget design. This is an approach JP Architects commonly uses on our projects. We understand budget drives everything, and we are not beholden to the same practices that have been resulting in over-budget projects.
