In an effort to solve the housing shortage, there’s a major push to fill vacant lots within Chicago Neighborhoods with a combination of single family homes and multi-unit buildings. Previously, we had written about the Chicago Department of Planning and Development’s Come Home Plan, which intends to fill the missing middle and affordable housing gap, among other uses, within Chicago Neighborhoods that have long been neglected.

And now, we want to highlight some work we’re actually doing within the framework of this transformational program.

At this moment, there’s over 400 lots available through ChiBlockBuilder, which is the City’s application portal to encourage the purchase and redevelopment of City-owned vacant land. Developers are hard at work putting together their proposals for an impending deadline. So, it’s safe to say, the impact to these neighborhoods will be felt soon.

Supporting Developers Beyond Design

Our relationships with developers go far beyond providing architectural drawings. We act as true collaborators. We consult on site selection, help navigate the ChiBlockBuilder process, advise on zoning variances or entitlements, and assist in understanding construction feasibility and cost implications from day one.

That’s why we’re proactive in communication and flexible in our delivery, ensuring developers have what they need when they need it, while still delivering thoughtful, high-quality design.

What We’re Doing Now

JP Architects is currently working with three separate developers on conceptual designs for infill housing projects across different neighborhoods throughout Chicago. From clusters of lots on the South Side to single parcels on the West Side, our partners have engaged us because we deliver a clear, cohesive vision that helps their proposals stand out.

Each concept package includes context-sensitive architectural design, site planning, and visual renderings that reflect both the developer’s goals and the neighborhood’s identity. We tailor our presentation to meet the specific requirements of the ChiBlockBuilder program while demonstrating how each home or building will contribute positively to the block’s character and long-term growth.

We’re proud to support our partners at this critical stage, helping them submit compelling proposals that can turn vacant land into viable, vibrant housing.
