Reimagining What's
Possible
From Vacant to Vibrant: Reimagining a Former CPS School as a Community Hub
For years, a former Chicago Public Schools building sat vacant…its classrooms dark, its hallways silent, and its purpose forgotten. With no plan in place, the property became vulnerable to vandalism and squatting, eventually landing on a path toward demolition as a neighborhood nuisance.
But that path is now shifting.
One of our clients came to us determined to change the building’s story. Through early conversations and visioning sessions, we began shaping an adaptive reuse plan that reimagines the vacant structure as a safe, welcoming place where learning, creativity, and opportunity can take root. Today, the concept is clear, the program framework is defined, the conceptual design has taken shape, and momentum is building. Fundraising, partnerships, and community support are now underway, moving this once‑abandoned building toward its next chapter.
The Turning Point: From Demolition to a Second Chance
The shift began with a simple question:
What if this building could serve the neighborhood again?
JP Architects supported that case by producing early conceptual layouts and renderings, visuals that helped city leaders, neighbors, and potential funders see what the space could become. Those drawings helped our client win time to organize and created a tangible foundation for fundraising.
Design as a starting point:
concept plans + renderings → clarity → credibility → conversations → commitments.
What’s Coming: A Safe, Multi‑Use Community Hub
The vision focuses on practical skills, creativity, and connection through programs that meet people where they are and build pathways to the real world.
- 🎨 Arts & Media: studio arts, photography, video, and digital content
- 🍳 Culinary Arts: teaching kitchens for community classes and entrepreneurship
- 🏫 Education & Classrooms: tutoring, GED prep, workshops, after‑school programming
- 🖥️ Technology: digital literacy labs, coding, and maker tools
- 🎭 Performance: flexible performance and rehearsal spaces
- 💃 Dance & Music: sound‑treated rooms and movement studios
- 🛠️ Fabrication & Crafting: hands‑on spaces for making and repair
Together, these elements set the stage for a multi‑use community hub with the potential to positively shape lives, strengthen community connection, and re‑energize a long‑vacant building.
Partnerships that Amplify Impact
Even during conceptual design, it was clear this effort opens the door to public‑private partnerships and other collaborations, including:
- Local and national arts organizations
- Sports teams seeking community engagement hubs
- Nearby colleges and universities
- Workforce development agencies
- Small businesses and makers
- Corporate partners seeking to support local talent
Because flexibility is built into the design, these opportunities are nearly limitless. To help our client demonstrate this potential, we incorporated recognizable logos and partner examples directly into the concept layouts—giving stakeholders an immediate sense of how outside organizations could activate the space and expand its impact.
Designing for Safety, Access, and Adaptability
JP Architects’ early‑phase work focuses on function first, while establishing a welcoming and durable environment designed for phased implementation:
- Zoning the building for arts, tech, culinary, and performance through clear wayfinding and safe circulation
- Flexible rooms with moveable partitions, mobile furniture, and robust power/data
- Durable, low‑maintenance materials to support long‑term operations and operational sustainability
- Security by design: controlled entries, clear sightlines, lighting, and staff hubs
- Equity & accessibility: ADA compliance, inclusive design, and dignified spaces for all ages
These strategies make it possible to safely activate portions of the building in early phases while fundraising continues for full build‑out.
A Future Worth Building
This former school building is an example of how adaptive reuse can transform existing infrastructure into a community destination. With a practical plan, early design in place, and growing support, we're excited to help our partner realize the space’s full potential.
Transforming a vacant school into a vibrant hub doesn’t happen overnight. It follows a sequence:
Vision → Design → Partnerships → Funding → Activation
We understand the intricacies of moving through that sequence to deliver a safe, skill‑building, opportunity‑rich hub the neighborhood deserves.
